Axis/Segoes Building Grand Cayman
The "Little Building That Could"
Not my largest. Certaily not my tallest. She is not even very fancy.
Yet she is THE ONE I am the most proud of, due to her great
performance during Hurricane Ivan on September 11, 2004
This little blue-topped four-story girl ended up serving as a makeshift
hurricane shelter when powerful Category 5
Hurricane Ivan devastated the island. Burlingham never intended this building to be a human life shelter, but we are indeed "StrongBuilding.com"
and were so very pleased and proud to learn the building has been credited with saving roughly one hundred lives. People reportedly flocked here as
she stood resolute and firm, while the nearby lesser constructs of man were all racking and crumbling that day before Ivan's windy fury.
These photos were taken by Burilngham just about one year prior to the fateful day; taken in 2003. Our earlier non-digital photos were lost to
a hot car left in the sun (the negatives were baked blank). If anyone reading this has any post-Ivan photos, or construction photos, and would share

The Axis (aka Segoes) Office Building is a 4-story oceanfront office building. At the time she (1996) she was one of the tallest buildings on
the island. The structural design was a challenge, because only 40 cubic yards of concrete were available per day on the small island.
Each of the continuous elevated structural concrete floor slabs are conventional steel-reinforced, and were designed to be constructed
in several small sections per floor, spanning multiple day concrete pours.

Harbor Pointe Condominiums
This Project consists of three long 12-Story Tall Buildings and a smaller 5-Story Building, all
sited directly on the Indian River / Innercoastal Waterway in Titusville, Florida.
The first two levels of each of the three 12-story buildings is a parking level. A system of retaining
walls and ramps allows vehicle access to the elevated parking levels. The remaining ten levels above are
occupied by a total (all three buildings) of 206 luxury condominiums units.
The five-story Building 4 has one level of parking + four levels of apartments. In this building, each
of the elevated floors is occupied entirely by one condominium unit.

for this Project. Our Firm provided all of the structural construction drawings and all of the structural
inspection services.
The structural construction of the three 12-story towers was completed in the Spring of 2006.
The 5-story building was completed in February 2007.

Whitley Bay Condominiums
in Concrete Homes Magazine
This was initially designed as a 25-Story Residential Tower and a 5-Story Parking Garage.
Soil conditions and public opinion combined to shrink the maximum heights, and eventually Whitley became
a 13-Story Condo, a 10-Story Condo, and a 3-Story DockMaster Building and Marina, all sited directly on
the Indian River Innercoastal Waterway in Cocoa, Florida.
The first two towers' levels are parking. Elevated ramps on retaining walls permit vehicle access
to the elevated parking. The 13-story has 64 luxury condominiums units with an elaborate 2-story gazebo
at the entry, sittings upon our original tower crane pile foundation pad. The 10-Story (now called
Whitley Bay West) has 40 Units.
The Dockmaster Building sports an elevated swimming pool on the third floor, the first of its kind on
The Space Coast. The Dockmaster Bldg has a lower 1st floor level of parking, a 2nd floor of offices, retail
space, and the pool tank. The top level has the swimming pool surface, pool sundeck, and a pool bathhouse.
A bridge links the 13-story tower and the Dockmaster building at the second floor. The Developer commented
to Burlingham that he has built many of these elevated swimming pools in Hawaii, but our design is the first
one that does not leak.

The structural construction of the 13-story and the 3-story Dockmaster was completed in January 2004; the
10-story in September 2004.

Island Pointe Condominiums
This Project was built in two phases. Phase One was the first three condominium towers sited directly
on the Indian River / Innercoastal Waterway in Merritt Island, Florida. The Phase One Buildings are two
8-story and one 7-story Towers, which all together comprise a total of 107 Luxury Apartment Units.
Phase 2 is a very large 9-story building to the south of the first three (Phase 1) buildings. The 9-story
Building "2A" is actually two structurally separate 9-story buildings sitting beside each other, and it houses
78 units. The total Project includes 185 luxury condominium units.
The complex is built around the seawalls of a deep water yacht basin. There are several recreation structures
in the property including a one-story parking garage and elevated tennis deck, pool houses and meeting rooms, and
a commercial dockmaster office for the marina.
Sean Burlingham P.E. served as the Structural Engineer of Record, and as the Special Inspector of Record
for all these buildings in the Project. Our Firm provided all of the structural construction drawings and
all of the structural inspection services.
The structural construction of the first building, the 7-story Tower, began in the spring of 2003. The fourth and
final building structure was completed in July 2006.

The Ron Jon Resort
This timeshare / hotel project is being built in several phases spanning many years, on the northern tip
of the City of Cape Canaveral. It is along the southern shore of the main Port Canaveral channel, and is
within sight of the cruise ship terminals, the Trident nuclear submarine wharf, and the NASA Space Center.
Phase One was the huge main hotel building: "Building 1," which is actually five structurally separate
5-story buildings attached to each other, and also to an elaborate 3-story tall open lobby and office space,
with a large 2-story porte-cochcre. From the air, the separate parts of Building 1 are assembled to look
like a huge number 3.
Building 2 is an L-shaped 5-Story hotel building sited directly on the Atlantic Ocean. It is the northern-most
building structure in Brevard County before the expansive NASA Space Center property.
Building 1 has a total of 150 hotel units, and Building 2 has a total of 56 hotel units. There are several more
future buildings in the planning stages to fill out the property.
There are two large parking garage structures on the site: a 2-story and a 3-story garage, with earth retaining
wall ramps providing vehicle access to the upper decks. There is a poolhouse/locker building, an elaborate
gazebo snack bar building, and a large flume pool behind Building 1. There is a 35-foot tall water slide into
the flume pool. All of the buildings and amenities were structurally designed and built to resist hurricane force
winds... and were all severely tested by mother nature during the 2004 hurricane season.
There are several more multi-story hotel, parking parage, and recreation buildings to be built on this property.

The design of this complex varied Project began in September 2001. The structural construction
of the Phase 1 Buildings 1 and 2 and garages began in May 2002. The structural construction was complete in
the early months of 2004. Construction of the next phase of the Ron Jon Resort was slated to start in
early 2009, but the third phase was scrapped after the housing bubble.

Oleander Pointe Condominiums
Oleander Pointe is three very long 10-Story Apartment towers that are sited directly on the Indian River / Innercoastal
Waterway in Cocoa, Florida.
The complex is built behind the seawalls of a deep water yacht basin. The first two floors of each 10-story tower are
parking levels. The entire front entry to this building complex is an elevated parking deck; below it is a huge underground
garage that connects the first floors of all three towers. The tower buildings are supported on post-tensioned raft
footings, which in turn are supported by vibru-floatation sand piles. This is a fairly exotic type of building foundation
that has performed exceptionally for our Project.
The construction of the first (north) tower began in October 1996, and the project's structural construction
was completed in the summer of 1998.

Meridian Condominiums
This Project consists of two 5-Story Buildings, and an attached 3-Story Building recreation / meeting building,
sited directly on the Atlantic Coast in Cape Canaveral, Florida.
The first level of each buildings is a parking level. The remaining four levels above are occupied by a total
of 64 high-end luxury condominiums units.
The elaborate 3-story recreation building/portico/meeting room structure attached to the west side of Building 1
was a particular challenge. This complicated three story structure houses two sets of restrooms,
several meeting rooms and offices, an open stairwell, and an exercise room, which all are supported on a system of
concrete beams that run over the large covered vehicle entry on the west face of Building 1.
These buildings are designed to withstand hurricane force winds, but to allow a 12-foot ocean storm surge to
pass through the buildings, and thus to not undermine their foundations. If a hurricane-driven storm
surge rises up over the dunes and hits the buildings, the first floor walls are designed to break away with the force of
large ocean waves, and to allow the ocean to pass right through the first floor parking level of the buildings,
while the main structure of the building survives above the destruction. Through this action the buildings will resist the
tendency of a large hurricane to form artificial inlets through erosion around structures. This type of design for
coastal erosion mitigation is required and is endorsed by the Florida Department of Environmental Protection. In the
unlikely event that a 100-year storm surge directly hits this property and severely erodes the shoreline, these two
buildings will become four story concrete stilt-supported buildings sitting above the Atlantic Ocean coastline.

The Resort on Cocoa Beach
This is a huge 8-story L-shaped hotel / timeshare building directly on the ocean coast in the City of Cocoa Beach.
This building structure is notable for being among the first direct ocean coastal buildings on the Space Coast that is
built upon a post-tensioned concrete mat foundation. It has done well despite the novelty of its design.
There is a large parking garage structure on the site with elevated tennis decks and a large whirlpool hot tub
on the second floor. A concrete pedestrian bridge connects the upper recreation deck to the main building.
Construction of this Project began in July 1997 and was completed on or around November 1998.

Solana Lakes Condominiums
Solana Lake is a Project consisting of eight 5-Story apartment buildings situated around a man-made lake in
Cape Canaveral, Florida. In the photo, the Ron Jon Resort, Port Canaveral, and the southern part of the NASA
Space Center can be seen north of the site.
These seven buildings are all structurally identical. The first level is parking and the four above are
condominium apartments. Seawalls surround the lake and the (also man-made) island in the middle of the lake,
which is accessed by the owners by using one of three provided timber bridges. There is a pool, sun deck and
a recreation building on the island.

for this Project.
The structural construction of the first "Building A" began in March of 2000, and the final "Building H" was completed
in January 2003.

Harbor City Views Mixed-Use Project
This large development is to be built in the heart of Downtown Melbourne, in the pie-shaped land parcel between
New Haven and Strawbridge Avenues, just to the west of the 192 Causeway bridge over the Indian River Lagoon.
As of this writing in 2008 - this project, which is to consist of two or possible three 16-Story towers - is
stalled in the design stage, pending a turnaround in the Florida housing market.

Artesia Condominiums
This Project consists of a single U-shaped 5-Story Building that is actually three separate (but attached) building
structures sited directly on the Atlantic Coast in Cape Canaveral, Florida.
The first level is a parking level. The remaining four levels above are occupied by high-end luxury
condominiums units. There is an elevated Recreation / Tennis Deck, approximately 65 feet x 120 feet, constructed
west of the main apartment building. A detailed and well-decorated entrance courtyard inside the U of the U-shaped
5-story building makes this one of the most attractive Condo Projects we have built.
This building is designed to withstand hurricane force winds, but to allow a 12-foot ocean storm surge to
pass through the building, and thus to not undermine their foundations. If a hurricane-driven storm

Crane Creek Medical Center

This Project is a six-story Building located directly on Crane Creek. It is being built for a consortium
of prominent local medical professionals that includes Dr. Richard Hynes and the Osler Medical Group.
The first three building floors are parking levels. The top three building floors are medical offices
and surgery centers. We designed the primary building structure to be reinforced and post-tensioned
concrete, utilizing masonry exterior walls throughout. The roof is a combination of structural steel
and post-tensioned concrete.
